Lead Maintenance Technician — HVAC & Building Systems

About This Role

Lead Maintenance Technician needed to manage HVAC, commercial electrical, fire/life safety, and building systems at the Lake Hart property. This is a hands-on role that mixes troubleshooting and repair work with Building Management System (BMS) operation, preventive maintenance, vendor coordination, and training of junior staff. You will be the go-to person for system startups, NFPA-compliant fire system testing and documentation, lift station checks, and routine maintenance across mechanical, electrical, and building systems. This position is nationwide in scope, includes a 24/7 on-call rotation, and requires travel up to 10% annually. Pay is $26/hr.

What You'll Do

  • Diagnose, troubleshoot, and repair HVAC systems, commercial electrical systems, pumps, gas valves, and related mechanical equipment.
  • Operate, monitor, and program the Building Management System (BMS) to control HVAC, lighting, and other building systems.
  • Manage fire/life safety systems: test and document Fire Alarm Control Panel, suppression, sprinkler systems, fire pumps, hydrants, and extinguishers per NFPA 72.
  • Perform preventive maintenance on buildings, equipment, vehicles, and the on-site lift station; maintain logs and schedules.
  • Train and mentor lower-level maintenance staff; coordinate and supervise vendors and contractors for repairs and projects.
  • Maintain accurate records: work orders, inventories, preventive maintenance logs, key system records, inspection reports, and parts procurement.

What We're Looking For

  • Proven experience troubleshooting HVAC systems, commercial electrical systems, and mechanical equipment in a commercial setting.
  • Hands-on experience with BMS controls, controls installation/programming, and system start-up/testing.
  • Knowledge of NFPA 72 testing/documentation and fire system components (alarms, suppression, sprinklers, pumps).
  • Strong ability to read technical drawings/blueprints, perform conduit/wire runs, and install motor starters/contactors.
  • Reliable for 24/7 on-call rotation, able to respond to building emergencies and assist with severe-weather preparations.
  • Good communicator and leader: able to train junior staff, manage vendor relationships, and document work clearly.

Qualifications

  • OSHA 10 (required)
  • Valid driver’s license and reliable transportation (required)
  • Experience with BMS and NFPA 72 testing/documentation (preferred)
  • Ability to pass background check and drug screen (as required)
  • Comfortable reading technical drawings and completing maintenance documentation
  • English — able to read, write, and communicate clearly on-site
